§ 105-3. Establishment of zoning districts.

  • (a)

    Districts.

    (1)

    Floodway district. The floodway district includes those areas within zones AE, A7, or A13 that have a floodway delineated, as shown on the flood insurance rate map and flood boundary and floodway maps adopted in section 105-2(b).

    (2)

    Flood fringe district. The flood fringe district includes areas within zones AE, A7, or A13 on the flood insurance rate maps adopted in section 105-2(b), but are located outside of the floodway.

    (3)

    General floodplain district. The general floodplain district includes those areas within zone A as shown on the flood insurance rate map adopted in section 105-2(b).

    (b)

    Applicability. Where floodway and flood fringe districts are delineated on the floodplain maps, the standards in sections 105-5 or 105-6 will apply, depending on the location of a property. Locations where floodway and flood fringe districts are not delineated on the floodplain maps are considered to fall within the general floodplain district. Within the general floodplain district, the floodway district standards in section 105-5 apply unless the floodway boundary is determined, according to the process outlined in section 105-7(b).
